If you've been watching the Kansas City housing market this year, you've probably noticed something refreshing: it isn't swinging wildly in either direction. It's steady — and steady is a very good thing.Let's take a look at where we landed in September 2026.

What the Numbers Are Telling Us
Home values kept climbing. The average sale price reached $399,619 in September — up 7.7% from a year ago — while the median settled at $332,000, up 3.4%. Year to date, the average sale price sits at $396,154, a 4.1% gain over the same stretch last year. That's meaningful, sustainable appreciation.
Sellers are still in a strong position. Homes sold for 97.0% of their original list price, unchanged from last year, and 62% of the homes that sold in September were under contract within 30 days. Well-priced homes are still moving quickly.
Buyers are finding a bit more breathing room. Inventory held near 8,800 homes and months' supply sits at 2.8 — a figure that still points to a seller's market, but one with more options than buyers have had in recent years. Pending sales cooled 15% year over year, which is typical as we move from the busy summer months into fall.
Kansas City remains one of the steadiest markets in the country. According to the FHFA House Price Index (2026 Q2), our metro ranked #33 out of the top 100 markets for price appreciation over the past year, with values up 2.9% — outpacing the national gain of 2.1%. We didn't ride a wild boom — and that's exactly why we haven't seen a bust. Consistency is what makes this a market people feel confident investing in.
What It Means for You
If you're thinking about selling: The appreciation story is real, and buyers are still paying close to asking for homes that show well and are priced right. The days of "list it and wait" are behind us, though — a thoughtful pricing strategy and strong presentation matter more than ever.
If you're thinking about buying: More inventory and slightly softer pending activity mean you have a little more room to negotiate than you did a year ago. And with values climbing steadily, today's purchase is tomorrow's equity.
If you're just curious: This is a healthy, balanced market — the kind that rewards good information and good advice over guesswork.
Whether you're buying, selling, or simply wondering what your home is worth in today's market, I'd love to help you make sense of it. Let's connect.
